What Is a Pressure Sewer System?

A Pressure Sewer System is an alternative wastewater solution used where traditional gravity sewer is not suitable due to terrain, flooding risk or existing infrastructure constraints.

Instead of relying on gravity, wastewater is pumped from an on-property collection tank into the pressure sewer network.

Where Pressure Sewer Systems Are Used?

Pressure sewer systems are common in:

  • Flat or low-lying land

  • Flood-prone areas

  • Rock-affected sites

  • Retrofitted sewer upgrades

  • NSW Priority Sewerage Program (PSP) suburbs

Pressure Sewer Ownership – A Critical Decision for Homeowners

When installing a pressure sewer system, homeowners generally have two ownership pathways.
While both result in a functioning system, the long-term implications are very different.

Option 1 – Pressure Sewer Accepted by Sydney Water (Recommended)

Opal Water Management acts as the Water Servicing Coordinator (WSC) and manages the full Sydney Water process, including:

What Opal Manages

  • Design to Sydney Water standards

  • Authority approvals

  • Inspection coordination

  • Compliance documentation

  • Asset handover and acceptance

Once accepted, the pressure sewer assets are owned and maintained by Sydney Water, not the homeowner.

Key Benefits of Sydney Water Ownership

  • No ongoing maintenance responsibility

  • No repair or emergency call-out costs

  • No owner liability for system failures

  • Protection during power outages and heavy rain

  • Stronger outcomes during conveyancing and resale

  • Long-term peace of mind

This pathway acts as a long-term infrastructure insurance policy for the life of the property.

Option 2 – Privately Installed & Owner-Maintained Pressure Sewer

A privately installed pressure sewer system remains the responsibility of the property owner indefinitely.

What This Means for Owners

  • Owner pays for all maintenance and repairs

  • Emergency call-outs (including weekends and public holidays)

  • Power outages may require manual intervention

  • Heavy rainfall can trigger alarms and groundwater issues

  • Responsibility transfers to the next owner when selling

While this option may appear simpler initially, it exposes owners to ongoing cost, risk and liability.

Pressure Sewer & Knock Down Rebuild (KDR) Projects

Pressure sewer systems require special handling during demolition and rebuilds.

Mandatory Pre-Demolition Inspection

Before any demolition or disconnection:

  • Opal must attend site for inspection

  • Existing faults can be raised with Sydney Water

  • Asset relocation requirements are identified

  • Control panel disconnection is coordinated

⚠ Once a tank or control panel is disconnected, Sydney Water is no longer liable for maintenance.

Mono Tank Flood Risk – Appin & Agnes Banks

In areas serviced by Mono tanks, reconnecting the system before permanent power is available can cause:

  • Tank flooding

  • Irreversible pump damage

Opal strongly recommends withholding reconnection until reviewed and approved by our team.
